1. Who we are
These Terms & Conditions ("Terms") govern reservations of the vacation rental property known as Oceanview Casa, a three-bedroom penthouse residence at Vereda del Mar, Río Grande, Puerto Rico (the "Property"), booked directly through our booking website or through oceanview.casa. The Property is offered by its owner ("we," "us," or the "Host"). You can reach us at hello@oceanview.casa.
By submitting a booking request or completing a reservation, you ("Guest") agree to these Terms, to our House Rules (also provided before check-in), and to our Privacy & Cookie Policy.
2. Bookings and payment
Reservations are processed through our booking platform provider, Guesty. A booking request is not confirmed until we accept it and you receive a written confirmation. Payment is collected through Guesty's secure payment processing at or after confirmation, per the payment schedule shown at checkout. The total price, including all taxes and fees, is displayed before you book.
You must be at least 21 years old to book, and you must be present for the duration of the stay. The Guest who books is responsible for all members of their party. Occupancy may not exceed the maximum stated in the listing, and the Property may not be used for events or parties without our prior written consent.
3. Cancellations and refunds
- Cancellations made 14 or more days before check-in: full refund.
- Cancellations made 7 to 13 days before check-in: 50% refund of the total booking amount.
- Cancellations made less than 7 days before check-in, no-shows, and early departures: no refund.
Refunds are issued to the original payment method. Any non-refundable payment-processing fees are excluded where permitted by law. If we must cancel your reservation for reasons within our control, you will receive a full refund; this refund is our sole liability for such a cancellation.
4. Check-in, check-out, and access
Check-in and check-out times, arrival instructions, and access details are provided in your booking confirmation and pre-arrival communications. Late check-out or early check-in is available only by prior arrangement. We (or our cleaning and maintenance providers) may access the Property during your stay for urgent repairs or safety issues, with reasonable notice where practicable.
5. Guest responsibilities and damage
You agree to treat the Property with care, follow the House Rules (including quiet hours and building/condominium rules of Vereda del Mar), and leave the Property in substantially the condition you found it. You are financially responsible for loss or damage to the Property or its contents caused by you or your party beyond normal wear and tear. We may charge the payment method on file for documented damages, missing items, extraordinary cleaning, or unauthorized guests, and will provide receipts or documentation on request.
Smoking is not permitted inside the Property. Pets are permitted only if expressly agreed in writing before your stay.
6. Liability
To the maximum extent permitted by law, the Host is not liable for indirect or consequential losses, for loss or damage to your personal belongings or vehicles, or for injuries arising from your or your party's misuse of the Property, its amenities (including balconies, pools, beach access, and ocean swimming), or failure to follow posted rules and instructions. Nothing in these Terms limits liability that cannot be limited by law. Our total aggregate liability in connection with a reservation shall not exceed the total amount you paid for that reservation.
7. Force majeure
If events beyond either party's reasonable control (including hurricanes and tropical storms, government orders, or utility outages affecting habitability) prevent the stay from proceeding, we will offer, at your option, rebooking to alternative dates or a refund for the affected unused nights. We recommend travel insurance; the Property is in a region with an annual hurricane season (June–November).
8. General
These Terms are governed by the laws of the Commonwealth of Puerto Rico, and disputes shall be resolved in the courts of Puerto Rico. If any provision is found unenforceable, the remainder remains in effect. We may update these Terms from time to time; the version in effect at the time of your booking applies to that booking.
